CERSAI
Also known as: Central Registry of Securitisation Asset Reconstruction and Security Interest
CERSAI is the central registry where lenders record security interests over property, including equitable mortgages that never appear on an Encumbrance Certificate.
Established under the SARFAESI Act, CERSAI holds filings of charges created by banks and financial institutions. Its significance in due diligence is specific: an equitable mortgage created by deposit of title deeds requires no registration with the sub-registrar and so is invisible to the EC. CERSAI is the only systematic way to surface that class of charge, and a public search by asset or borrower is available.

- That a lender has filed a security interest over the asset.
- What it does not prove
- CERSAI only shows what lenders actually filed. A charge that was never filed, or filed against differently-described property, will not appear.
