Legal Heir Certificate
Also known as: heirship certificate
A legal heir certificate is a revenue-authority document identifying the surviving family members of a deceased person, used for transferring records and claiming benefits.
It is distinct from a succession certificate, which is issued by a civil court and specifically empowers the holder to collect the deceased's debts and securities. For immovable property in a title chain that passes by inheritance, the heir certificate identifies who must join in a conveyance - and an heir omitted from it, or one who never consented, is among the most common latent title defects.
