7/12 Extract (Satbara)

Also known as: satbara, 7-12, saat baara

The 7/12 extract is Maharashtra's revenue record for agricultural land, combining the register of rights (Form 7) with the register of crops (Form 12).

It records the holder, the extent, the tenure and cultivation details, and it is Maharashtra's functional counterpart to Karnataka's RTC. The "other rights" column is the field that matters most in diligence, since it carries charges, tenancy entries and restrictions. Like the RTC, it is a presumptive revenue record rather than a title document.
