Bagair Hukum Land

Bagair hukum is government land brought under cultivation without authority, which can only become private property if it is formally regularised and the grant conditions are met.
Karnataka has run periodic regularisation schemes under Form 50, 53 and 57 allowing long-standing unauthorised cultivators to apply for occupancy rights. An application is not a grant. Until the competent authority passes an order and the conditions attaching to it are satisfied, the land remains government land and remains liable to eviction however long the cultivation has continued.

- An RTC entry, a pending regularisation application, or decades of continuous cultivation do not by themselves make bagair hukum land transferable.
