Darkhast Land

Darkhast land is government land granted to a landless applicant, and the grant order almost always imposes a period during which it cannot be sold.

A sale made within the non-alienation period is void, and the land is liable to resumption by the state regardless of how many transfers have followed it. Because the restriction attaches to the land rather than to the original parties, a purchaser several transfers down the chain can still lose the property. Any grant order in a chain of title needs the order itself read, not just the RTC entry that followed it.

What it does not prove

Later registered sales do not cure a transfer made in breach of the grant conditions.
