DC Conversion
Also known as: land conversion, change of land use, NA conversion
DC conversion is the Deputy Commissioner's order converting land from agricultural to non-agricultural use, and it is mandatory before agricultural land can lawfully be built on.
Without a valid conversion order, no building plan can be sanctioned, no occupancy certificate issued, and no bank will lend against the property. The order carries conditions - commonly a time limit within which the converted use must commence - and a lapsed or condition-breached conversion can be revoked. Diligence must confirm not only that an order exists but that its conditions were met and it remains in force.
