Muzrai Land

Also known as: muzrai, temple land, endowment land

Muzrai land belongs to a religious or charitable institution under the Karnataka Hindu Religious Institutions and Charitable Endowments Act and cannot be alienated without government sanction.

Property held by a notified institution is inalienable in the ordinary way. A sale deed executed over Muzrai land without the sanction the Act requires conveys nothing, and the institution or the department can recover the property later. Because these holdings are old and the records fragmentary, an institutional name anywhere in a chain of title warrants checking the Muzrai register directly.

What it does not prove

A registered sale deed over Muzrai land does not transfer it in the absence of the statutory sanction.
