Phodi (Podi)

Phodi is the official sub-division of a survey number into separately-numbered parcels, updating the survey and revenue records to reflect the split.

Until phodi is complete, sub-divided portions have no independent survey number and continue to sit inside the parent record, which keeps the co-owners jointly recorded and makes clean conveyance of one portion difficult. Pending phodi is one of the most common practical obstructions in Karnataka land transactions, and it is frequently mistaken for a title defect when it is in fact an administrative backlog.
