Undivided Share of Land (UDS)

The undivided share of land is the proportionate interest in the common land that an apartment buyer owns alongside the exclusive right to their unit.

Because an apartment building sits on land that cannot be physically divided among owners, each buyer receives an undivided fractional interest in the whole plot. The size of that share, stated in the sale deed, determines the owner's stake in any future redevelopment or compulsory acquisition. A UDS that is disproportionately small relative to the unit is a genuine and frequently overlooked defect, and its value grows as the building ages.
